Owner’s Representation is the best way to mitigate the risk of schedule delays and cost overruns. Our typical process: 1) Solicit proposals from at least two reputable general contractors that have the skillset and acumen to complete the project. 2) Review and provide a comparison of the bids, highlighting the cost difference between each trade. This allows us to see if there are variances in the value of each trade which can help identify if the contractors and subcontractors are bidding them accurately, and if there may be confusion in the plans that needs to be clarified before selecting the general contractor. We will also discuss cost-saving ideas with the general contractors and discuss them with the client. 3) Once the general contractor is selected, Studio H will negotiate their contract, ensuring that the entire scope is considered, and the pricing is fair and balanced (meaning they aren’t hiding profit). 4) During the construction process, we will facilitate a bi-weekly project meeting onsite or virtually to review progress and ensure the contractor is diligently managing the project and following industry standards for quality. These meetings will also confirm that the scope of work is following the contract documents. 5) Upon completion of the project, in conjunction with the Studio H Design Team, we will manage the punch-list process to ensure that the contractor works expeditiously to complete the work to the client’s satisfaction.
